Everything you need to know about finding, applying for and living in a Dales Property rental. No jargon, no surprises.
How to apply
Find your home
Browse our available rentals online or register with us so we can match you to new properties before they hit the market. Shortlist, then arrange a viewing — we're available 7 days a week including evenings.
Reserve the property
Once you've found the one, you'll pay a holding deposit of one week's rent to take it off the market. This is fully refundable if we cannot proceed for reasons beyond your control, and offset against your first month's rent on move-in.
Referencing
We use HomeLet to run credit checks, verify employment and contact your previous landlord. We typically need to see that your gross annual income is at least 2.5 times your annual rent. If that's tricky, a UK-based guarantor can support your application.
Sign the tenancy
We'll prepare an Assured Shorthold Tenancy agreement (usually 6 or 12 months). You'll have plenty of time to read through it, ask questions and sign electronically via our secure portal.
Pay and protect
Before move-in, you'll pay your first month's rent and a deposit of 5 weeks' rent (capped by the Tenant Fees Act 2019). Your deposit is registered with the Deposit Protection Service (DPS) within 30 days — we'll send you the prescribed information for your records.
Move in
We'll complete a professional inventory and check-in, walk you through the property, hand over the keys and explain how to report maintenance. Welcome home!
What you'll need
Getting these ready in advance makes the referencing process much faster. We keep all documents securely and in line with GDPR.
- ✔Photo ID (UK passport, EU passport or driving licence)
- ✔Proof of address (utility bill or bank statement dated within 3 months)
- ✔Last 3 months' bank statements
- ✔Last 3 months' payslips (or the last 2 years' SA302s if self-employed)
- ✔Employer contact details for reference
- ✔Previous landlord contact details
- ✔Right to Rent evidence (if applicable)
Living with us
Paying rent
Rent is due monthly in advance by standing order. We'll send your first statement within a week of move-in.
Reporting maintenance
Log maintenance issues 24/7 via our tenant portal. Emergencies (floods, gas leaks, no heat in winter) go straight to our out-of-hours line.
Mid-tenancy visits
For managed properties, we carry out periodic visits (usually every 6 months) to check everything is in good order. We'll always give you at least 48 hours notice.
Ending the tenancy
After the fixed term, either party can give 2 months' notice. We'll arrange a professional check-out and return your deposit (less any agreed deductions) within 10 working days of key return.
